

1. Why is it so important to view this property with an agent?

Some Realtors give their clients a map and let them try to find the right property on their own but our agents will meet with you, walk the land, point out the major features, give you information on the surrounding area and, most important, be there to answer any questions that are sure to arise while you are there.
2. What makes the South Fork project unique?
South Fork creates a tranquil subdivision around a state park-like, rustic Northwood’s setting. Established as a unique single-family condominium development, each unit buyer will be able to use and own a percentage of common element or area. The common element includes 3 fishing ponds with docks, river access with docks and landing areas, a screen pavilion with fieldstone fireplace overlooking the Flambeau River and Wild Pond, and numerous picnic areas, scenic nature hiking, snowmobiling, ATV and cross country ski trails.
The property consists of over 300 heavily wooded rolling acres situated on a serene 1.25+ mile winding stretch of the South Fork of the Flambeau River, known for excellent canoeing and kayaking as well as outstanding walleye and bass fishing. It is also adjacent to miles of marked Price County ATV and snowmobile trails, easily accessible from South Fork.
The log and wood-sided homes of South Fork complement their natural surroundings, and home and landowners will also be part of a custom-made community. 3. How is a single-family condominium different from conventional lot sales?
A condominium is a form of legal ownership. As a condominium Platt, South Fork is owned by the association with each member having an equal share of ownership in the property as well as all the exclusive rights associated with its use.
4. What is a “common element” and how can it be used
The common element is commonly owned and accessible to all members for their use and enjoyment. Currently, the common element is approximately 35 acres and includes non-motorized trails, access roads, parks, 3 stocked fishing ponds, a riverside pavilion and forested and wetland areas. Additional common element areas will be introduced as each new phase is introduced.
5. What is a “limited common element”?
The limited common element is reserved for the exclusive use and enjoyment of the owner and their guests. Use is only restricted by the terms of the covenants
6. Why are “protective covenants” required and what value do they add?
Protective covenants require any home or cabin construction to have a wood, log-sided, or full log exterior, and a minimum of 1000 square feet. These covenants also define the use of common elements and limited common elements. Over time, these covenants will serve to enhance land values and perserve the natural beauty of this North wood's setting.
7. What is an “expandable area” and how do decisions get made about its use?
The expandable areas identified on the maps are areas that can be further developed as part of the South Fork project. Each new phase will be introduced as 75% of the current phase is sold out. The Flambeau River Corporation retains the right to expand all, or part of, that designated acreage. There are a maximum number of 100 building sites on the entire acreage, which, allows for a generous average of over 3.4 acres per building site.

South Fork is located 1.5 miles south of the Village of Fifield, Wisconsin on a private entrance off of State Highway 13 and approximately 12 miles north of the town of Phillips. It is approximately 35 miles due west of Minoqua and 55 miles south east of Hayward.
10. Is there recreation available in the area?
South Fork borders the South Fork of the Flambeau River, one of Northern Wisconsin's premier wild rivers. The river is a major life force of the forest and along its tree-lined shores one can see white-tailed deer, wolves, raccoon, black bear, otter, bald eagles and ospreys. The name Flambeau means "flaming torch." The Flambeau River is one of the few remaining "white water" streams and is widely known as an excellent canoe/kayaking trail and one of the best white water trips in the Midwest. The South Fork Flambeau stretch of river is wild, with a considerable amount of whitewater in the spring - some of which can challenge even veteran canoeists.
Snowmobiling and ATV enthusiasts will enjoy hundreds of miles of groomed trails and 200 inches of snow annually, which help to make these trails some of the finest in Wisconsin. Price County is blessed with more than 300 miles of trails, 147,000 acres of Chequamegon-Nicolet National Forest, 28,500 acres of State Forest land, 90,000 acres of County Forest land, and 6 county parks. For the ATV enthusiast, the Flambeau Trails system is an interconnecting network of trails consisting of approximately 55 miles. The trails vary in length from less than 1 mile to over 23 miles. Many lakes, streams and the South Fork of the Flambeau River are accessible from the Flambeau Trails.
Fishing the Flambeau River is world renown! The North and South Forks of the Flambeau River offer Lake Sturgeon, Muskie, Walleyes and smallmouth Bass. Our large number of lakes, streams and ponds also offer a good source of Bass, Brown, Brook and Rainbow Trout. This area is home to an abundance of premier fishing lakes filled with Northern Pike, Bass, Muskie, Walleyes, and many varieties of panfish.
Hiking offers an excellent chance to get out there and really "commune with nature." Many miles of trails are closed to motorized use and offer an excellent chance to enjoy the peaceful serenity of our Northwood’s. Numerous trails offer a short hike or a chance to enjoy a lengthier backpacking trip from all day to several days with camping along the trails in the adjacent County, State and Federal forests. Northern hardwood species such as sugar maple, red maple, yellow birch and white ash dominate the forest, which creates a spectacular fall display.
For hunters, the Park Falls area also boasts the most habitats for ruffed grouse anywhere and is widely known as the "The Ruffed Grouse Capital of the World" but the wildlife includes many other species of birds and animals as well.
11. Is financing available?
Financing on land sales is available through the Flambeau River Corporation. General construction loans are available through Mid-Wisconsin Bank in Phillips, Wisconsin.
12. What amenities are included in the purchase price of the land?
All building sites have quality road access, electric and phone service. Owners also enjoy all the rights and privileges that South Fork has to offer. Well and septic installation are the responsibility of the buyer.
13. Are home building packages available? What is the price range?

14. Can I use my own builder?
Yes, so long as the building design meets the specifications described in the covenants and has been approved by the design review committee. Flambeau River Corporation associate builders also offer pre-approved designs and a wide range of construction and pricing packages.
15. Can I rent my property?
Yes. Rental service is also available through the Flambeau River Corporation. Renters must subscribe to the rules outlined in the covenants but otherwise enjoy the same rights and privilege of the owners.
16. How will the association by-laws be determined and by whom?
Each building site is allowed one vote to determine changes to the covenants and bylaws of the association. Flambeau River Corporation will retain a majority of the controlling votes until the association has been 75% sold out.
