

AMENDMENTS TO THE DECLARATION OF CONDOMINIUM
OF
SOUTH FORK CONDOMINIUM
The Declaration of Condominiums made under the Condominium Ownership Act, Chapter 703 of the Wisconsin Statutes, recorded on the 9th day of June, 2003 in Volume 513 on pages 275292 in the Office of the Register of Deeds for Price County is hereby amended as follows, and all existing lots and all future lots in the expansion of said condominium shall be subject to the following amendment and restrictive covenants:
1) Roof pitches shall be 8 to 12 pitch or more.
2) With the exception of the house site, cutting of trees on the limited common element in excess of 10” in diameter shall require approval from the Association.
3) In order to maintain the wilderness appearance, there shall be no fencing of any kind along all property lines.
4) There shall be no public display of refuse containers.
5) Out buildings must be sided and roofed with materials similar to the primary residence.
6) There shall be no separate guest quarters or cabins permitted on the lot of the primary residence.
7) There shall be no public display of signs of any type, except to indicate name and address, or for sale signage.
8) Boats, ATVs, snowmobiles or motorcycles shall not be stored on the lots in or out of season. Empty boat trailers shall be permitted.
9) No single lot shall be further divided for sale. However, adjacent lots may be combined for sale, but if separated for sale in the future the original lot boundaries must be recognized.
10) The prorated first year’s association dues shall be required to be paid at closing.
11) Violations or breach shall result in the Association having the right to proceed at law to compel compliance or prevent violations of these covenants, with costs of said action to be paid by the offender.
